Home Prices in U.S. Cities Increased 0.5% in Year Ended June

Photo:   Bloomberg

Home prices in 20 US cities went up in Jun for the first time since a tax credit boosted sales in early 2010, indicating the industry is starting to rebound.  The S&P/Case-Shiller index increased 0.5% from Jun 2011 after falling 0.7% in the year to May.  The last year-over-year increase took place in Sep 2010.  Nationally, prices jumped in Q2 by the most in more than 6 years.  The lowest mortgage rates on record & a decline in sales of distressed properties may help the market contribute to the economic expansion that is now in its 4th year.  A more sustained rebound may require easier lending conditions, which would also give consumers a lift after a report today showed household confidence sank to the lowest level of the year.  The S&P/Case-Shiller 20-City index was projected to drop 0.05% & estimates ranged from declines of 1.5% to a 1% gain.  Property values in all the US increased 1.2% in Q2 from the same time in 2011 compared with a 1.4% drop in Q1.  They jumped 6.9% from the previous 3 months before seasonal adjustment.  The gauge increased 2.2% after taking those changes into account, the best performance since Q4 2005.  Home prices in the 20 cities adjusted for seasonal variations increased 0.9% in Jun from the prior month & unadjusted prices climbed 2.3%.  Another sign of modest recovery in housing.

HJ Heinz said strength in emerging markets & a better tax rate will help push its fiscal Q1 earnings above expectations.  EPS was 87¢, beating the forecast of 80¢.  A year ago, EPS was 78¢ (excluding one-time items).  Fiscal Q1 results are scheduled to  be reported tomorrow.  Growth in emerging markets, improved productivity & a favorable tax rate all helped results, said CEO Johnson.  HNZ is focusing on countries such as Brazil, China, Russia & Indonesia, which are growing faster than the US & Western Europe.  But it is also facing higher costs & has offset that by cutting costs of its own by closing up to 8 factories of its 81 plants worldwide to lower costs & improve productivity.  The update came as the company conducted its annual shareholder meeting.  At the meeting, Johnson said net income, excluding one-time charges, would rise "despite the headwinds of a still weak economy and adverse foreign currency trends."  The stronger dollar lowers the value of overseas sales. That effect amounted to 4¢ per share.  The stock rose 95¢.

Apple Seeks Ban on U.S. Sales of Eight Samsung Smartphones

Samsung Galaxy S II
Photo:   Bloomberg

Apple is seeking a ban on sales of 8 models of Samsung smartphones in the US & the extension of a preliminary ban on a tablet computer after winning a patent trial against the company.  Yesterday a jury found Samsung infringed on 6 of 7 patents at stake in the trial & named the phones it wants barred.  The list includes several devices in the bestselling Galaxy lineup.  The effect on Samsung sales will be negligible because the list only includes older devices that will account for about 1% of profits next year.  But the impact could be larger if AAPL manages to broaden a ban to newer devices & block 80% of all Samsung phones.  “We will take all necessary measures to ensure the availability of our products in the U.S. market,” a Seoul-based spokesman for Samsung said in an e-mail.  The verdict’s potential impact on Samsung’s research spending & its plans for new products is negative for the company, Moody’s said.  It won’t immediately affect its credit rating or outlook because the Suwon, South Korea-based company has “a strong diversified business position and substantial financial cushion to absorb the cash damages,” Moody’s said.  AAPL stock slipped about $1 from its record highs.

Today was a typical day for trading in late Aug, a good time to take a nap because there is little going on.  Even in Europe, most of the biggies aren't doing a lot.  4 years ago the markets were slipping & sliding as we went into the 2 big conventions.  They produced a lot of hot air, but not a peep by anybody about a stock market that was going to fall off the cliff by the end of Sep.  While Sep is the weakest month of the year, a repeat of that performance is not expected this time.  As slow as trading is now, market activity will probably slow further for the rest of the week.

Markets decline on growing euro debt woes

Dow dropped 115, decliners ahead of advancers 2-1 & NAZ fell 20.  The Financial Index lost 2 to the 202s.  The MLP index fell 1+ to the 391s & the REIT index was fractionally lower to the 263s.  Junk bond funds were mixed to lower & Treasuries rallied on lower stock prices.  The yield on the 10 year bond fell 15 basis points in just 2 days as risk averse is coming back to investment thinking.  Oil fell from a 3-month high as Angela Merkel said she expects Greece to fulfill the terms of its bailout & on skepticism central banks will ease monetary policy further.  Gold advanced to the highest in more than 4 months amid speculation that the US will take additional steps to spur economic growth, boosting the appeal of bullion as an inflation hedge.

  • <p> Germany's Chancellor Angela Merkel, left, and France’s President Francois Hollande brief the media prior to a meeting at the chancellery in Berlin, Thursday, Aug. 23, 2012 .The leaders of Germany and France are stressing that it's up to Greece to keep pursuing painful reforms as it strives to keep its place in the euro. The German & French leaders put the pressure firmly on Greece to keep pursuing painful reforms, suggesting they are hesitant to accept the new Greek prime minister's demand for more time to fix his country's battered economy & public finances.  Chancellor Merkel & President Hollande met to discuss how to deal with Greece before Prime Minister Antonis Samaras visits both of them over the next 2 days.  Earlier, Germany's finance minister set the stage for tough negotiations by claiming that giving Greece more time to make reforms would achieve little.  Merkel's gov is reluctant to offer significant concessions, but Hollande has generally taken a softer line in the debt crisis afflicting Greece & other countries.  In a charm offensive this week, Samaras has been arguing that his nation should have more time to complete reforms that are a condition of it continuing to receive bailout loans.  Without the help, Greece would be forced into a chaotic default on its debts and could be forced out of the eurozone.  Greece has faltered in the speed & effectiveness of implementing the reforms, irritating its creditors, notably Germany, which is the single largest contributor.  Greece's continued access to the bailout packages hinges on a favorable report next month from the EU, ECB & the IMF.  If Greece is found to have failed on key economic reforms that are conditions of the bailout loan, vital funds could be halted. "For me, it's important that we all stand by our commitments, and in particular await the (publication of) the troika report, to then see what the result is," Merkel said. "But I will encourage Greece to follow the path of reform, which demands a lot of the Greek people."  Hollande stressed: "I want Greece to remain in the eurozone. That's my wish. That's our wish."  But he added that "of course Greece must make the necessary efforts for this to happen."  The Greek drama plays on!

Hewlett-Packard Sales Slump Shows CEO Whitman’s Challenge

Photo:  Bloomberg

Hewlet-Packard, a Dow stock, posted a record quarterly loss & reported slumping sales for PCs & services aimed at businesses, underscoring the turnaround challenge facing CEO Meg Whitman.  The fiscal Q34 loss of $8.86B includes a writedown for the enterprise-services unit & reflects a 10% decline in PC revenue.  The company pared the high end of its full-year forecast for profit excluding some items to $4.07 a share, from $4.10, missing the average $4.08 estimate.  The PC market remains weak, & the company is in the “early stages of a turnaround,” Whitman said.  To help revive the PC division, HPQ plans to release a tablet computer running Microsoft Corp.’s (MSFT), another Dow stock, Windows 8 software later this year.  The device will be aimed mainly at businesses rather than consumers.  The company decided to design a tablet that’s “desirable” to workers while including security and durability features, rather than trying to take on Apple’s iPad directly, she said.  “Make no mistake about it, the consumer tablet market today is an Apple market,” Whitman said. “Our decision was not to just go straight at Apple with a me-too product.”  The tablet will be shipped after the Oct introduction of Windows 8, though it may land on store shelves until next year, Whitman said.  Sales in Hewlett-Packard’s PC division declined 10% to $8.6B, adding to evidence of a slump that showed up in results this week from Dell (DELL).  The stock fell $1.56 (8%) & has a very weak chart.

House Prices Rose Most Since 2005 in Second Quarter, FHFA Says

Photo:   Bloomberg

US house prices jumped 1.8% in Q2 from Q1, fueled by record-low mortgage rates & tight inventory, according to the Federal Housing Finance Agency.  The increase was the biggest since Q4 of 2005 (before the housing market crashed).  But prices climbed only 3% from a year earlier.  Job gains, low borrowing costs & a limited supply of properties for sale are providing a foundation for price gains & helping homeowners gain equity.  The number of Americans who owed more than their homes were worth fell 400K in Q2.  House prices in Jun increased 0.7% from May, according to the FHFA, based on single-family houses with mortgages backed by Fannie Mae or Freddie Mac.  The FHFA report doesn’t provide a specific price for homes.  But the median price of an existing home, as measured by the National Association of Realtors, was $188K in Jun, up from $180K in May.

House Prices Rose Most Since 2005 in Second Quarter, FHFA Says

Euro leaders are meeting this week, trying to solve their debt problems & the Dow lost 225.  That's a major decline & sharp reversal from the upward momentum it had.  Of course, more talk about the US having a fiscal cliff to get over is adding to negative thinking in the markets.  Gold is up almost $100 in less than 2 weeks & Treasuries reversed their recent decline.  Money seeking safety from selling stocks is going into these contrary investments.  Dow has been struggling to get over 13K for a long time & use that for a launching pad for more gains, without luck.  This traditionally quiet time in the markets is proving to have a fair amount of excitement.

China's passenger-vehicle sales trailed estimates for the first time in 5 months, as demand slowed with the economy & some consumers held back purchases in anticipation of gov stimulus measures.  Wholesale deliveries gained 11% to 1.12M units last month according to the China Association of Automobile Manufacturers.  That compares with the 1.16M estimate.  Auto sales are slowing in the world’s largest vehicle market as the economy expanded at the weakest pace in 3 years.  Consumers are postponing vehicle purchases in anticipation that the gov will introduce subsidies to encourage demand.  In the first 7 months, passenger-vehicle deliveries rose 7.5% to 8.74M units, the association said.  Sales of vehicles, including trucks & buses, increased 8.2% to 1.38M units in Jul.  Sport utility vehicle deliveries gained 30%, the best- performing segment.  General Motors (GM), the largest foreign carmaker in China, said sales in the nation gained 15% last month to 199K units, led by demand for its Wuling-branded mini commercial vehicles.  Honda's Jul vehicle sales rose 1.3% to 52k.  Toyota’s (TM) deliveries fell 5% to 78K.  Inventory is building up at carmakers in China & TM cut back on production in the country around spring.  At Nissan, sales slid 2% last month to 98K units.  Passenger-vehicle sales growth will probably accelerate in H2, rising 15% to 8.48M units, driven by demand from first-time buyers & assuming the economy rebounds.  Full-year deliveries may increase 11% to 16M units.  US deliveries are only expected to be above 14M.

Home Prices Increase in Most U.S. Metropolitan Areas

Photo:   Bloomberg

Prices for single-family homes climbed in 75% of US cities & values nationally jumped the most since 2006 as real estate markets stabilized.  The median sales price increased in Q2 from a year earlier in 110 of 147 metropolitan areas measured, the National Association of Realtors.  In Q1, 74 areas had gains.  US housing prices are beginning to lift off the bottom after the worst housing slump since the 1930s as buyers compete for a tight supply of available properties.  At the end of Jun, 2.4M previously owned homes were available for sale, 24% fewer than a year earlier, the Realtors said.  But one threat to home values is the shadow inventory of delinquent properties that have yet to enter the market.  US foreclosure starts rose 6% last month from Jul 2011 RealtyTrac said.  The national median existing single-family home price was $181K in Q2, up 7.3% from the same period last year, the strongest annual increase in 6 years.  Distressed properties, including discounted foreclosures & short sales, in which the price is less than the mortgage balance, accounted for 26% of Q2 deals, down from 33% a year earlier.  The share of all-cash home purchases was 29% in Q2, down from 30% in Q2 2011.  The housing industry is mending, but slowly.

Home Prices Rise in 75% of U.S. Cities in Second Quarter

Hewlett-Packard, a Dow stock, said that it will take a massive charge against earnings for the latest qtr, leading to a record loss of nearly $9B.  The charge is the result of a writedown of the value of its services business, a bookkeeping measure reflecting that the company overpaid for when it bought Electronic Data Systems in 2008 for $13B.  CEO Meg Whitman has spent much of her first 11 months on the job cleaning up some of the mess left behind by previous management.  She said HPQ problems might not be completely fixed until 2016.  As part of the fix, HP is in the process of eliminating 27K jobs (8% of its workforce).  The latest blow will require a non-cash charge of $8B in the qtr that ended in Jul.   The company said that charges for other accounting adjustments will lead to a loss for EPS of $4.31-$4.49, the 2nd quarterly loss during the past 15 years.  An early retirement program is meeting with unexpectedly high acceptance.  As a result, the company will register a charge of $1.5-$1.7B for severance payments in Q3, rather than the $1B it expected.  The job cuts are expected to be completed by 2014.  Excluding the charges, HPQ expects to report fiscal Q3 EPS of $1, up from a previous range of 94-97¢ & near the forecast by.analysts of 97¢.  While the stock was even, it's near an 8 year low!

Markets continue to look for direction.  Economic news from China has become more important when there has been little news from Europe (still trying to manage enormous problems).  The US economy is plodding along, growing but below its recovery progress during previous recessions.  MLPs had a nice run in Jul, then went sideways.  The Index remains 21 below its 411 record, far better than almost all other indices.  REIT, while still below its record highs, remains within spitting distance of its 2012 highs.  Dow will need another 250 to reach a more than 4 year high.
