US home prices in Mar posted their biggest annual increase in more than 15 years as the COVID-19 pandemic sped up the flight from city centers to the suburbs, causing demand to outstrip an already tight supply.  Home prices rose 13.2% year over year in Mar, according to the national Case-Shiller index, making for the largest increase since 2005.  Prices are now 32% above their 2006 peak.  The 20-city composite jumped 13% compared to a year ago, up from a 12% gain the previous month.  All 20 of the cities in the index reported higher prices in Mar than in Feb with Phoenix (+20%), San Diego (+19.1%) & Seattle (+18.3%) continuing to see the biggest gains.  Chicago (+9%) was the only city to see a single-digit increase.  Every region posted double-digit gains, led by the West (+15.1%) & the Southwest (+14.8%).

½ of the adults in the US will be fully vaccinated against Covid by the end of the day, a White House official said.  The latest milestone in the sweeping effort for the US to inoculate its way out of the pandemic comes as infections & deaths from Covid fall to lows the nation has not seen for nearly a year.  Earlier this month, Pres Biden set the goal of getting 70% of adults to receive at least their first dose of a Covid vaccine by the Fourth of July.  The pres said his hope was for the US to “celebrate our independence as a nation, and our independence of this virus,” by Independence Day.  The Center for Disease Control & Prevention’s vaccine tracker showed yesterday that 49.8% of the US population ages 18 or older have been fully vaccinated & 61.5% of that group have had at least one dose.  Among people in the US ages 65 & up, who face far greater health risks from Covid, 74% have been fully vaccinated, the CDC’s tracker shows.

Moderna (MRNA) said its Covid-19 vaccine was 100% effective in a study of adolescents ages 12-17, making it the 2nd shot to demonstrate high efficacy in younger age groups.  The company said it plans to ask the Food & Drug Administration to expand the emergency use of its Covid vaccine for teens early next month.  If approved, it would likely dramatically expand the number of shots available to middle & high school students ahead of the next school year.  “We are encouraged that mRNA-1273 was highly effective at preventing COVID-19 in adolescents,” CEO Stephane Bancel said.  “We remain committed to doing our part to help end the COVID-19 pandemic.”  The 2-dose vaccine, which is given 4 weeks apart, is already authorized for adults.  The phase 2/3 study the company is citing included more than 3700 adolescents.  No cases of Covid were observed in participants who received 2 doses of the vaccine, while 4 cases were observed in the placebo group, according to the company.  No significant safety concerns have been identified & side effects generally are consistent with those seen in an earlier trial of adults, the company said.  The most common side effects after the 2nd dose were headache, fatigue, muscle pain and chills.  The stock rose 4.14.
